Sydney house prices rose more than $8,500 a week in the second quarter of 2021 to $1,410,133, up 8.2 per cent in just the three months to June, according to the latest Domain House Price Report

Over the past year, median house prices have shot up by a staggering 24 per cent – or $272,887 – the fastest annual growth since Domain records began in 1993.

House prices are likely to increase at a faster rate as Sydney’s extended lockdown sees the number of bidders at auctions soar.

House hunters have been warned to buy now as the end of lockdown would likely send prices soaring at a faster rate than what would have occurred if Sydney had not gone into lockdown.

Property listings have dropped around 15 per cent over the past month, but there was no noticeable change in buyer activity, according to realestate.com.au. According to the Knight Frank 2021 prime forecast report, the past three consecutive quarters has resulted in the highest number of prime sales transactions on record, so this mounting turnover suggests there is still depth in the market for 2022, especially given Australia’s international borders are likely to remain closed for the foreseeable future.

Reserve Bank governor Dr Philip Lowe said the Reserve’s “central scenario” is that a interest rate rise won’t be needed “before 2024″ – that is, not for another two and a half to three years. This will add further pressure on property prices and potentially extending the current property cycle for another 3 years.

Lockdown is serving up another challenge for Sydney’s frustrated homebuyers by reducing the supply of properties available at a time when buyer demand remained elevated. The lesson we learnt from Melbourne’s prolonged lockdown last year suggested serious buyers would not be deterred by Covid.

First home buyer activity was 65.4 per cent higher over the first five months of this year compared to the same period a year ago, according to Andrew Wilson, chief economist at MyHousingMarket.

Dr Wilson says First Home buyers are facing increasing competition as more investors return to the property market. Dr Wilson expects rising prices and the return of investors will continue to dampen first home buyer activity over coming months.

Covid restrictions were putting the brakes on new listings but would do little to derail buyer confidence, said Realestate.com.au head of economic research Cameron Kusher. Melbourne’s four month lockdown discouraged sellers more than buyers.

With no signs of rising inflation yet, it would likely take years of strong economic growth before there was a significant increase in interest rates. Until interest rates lifted from the floor, housing was still a good buy, according to the chief economist for the Centre for Independent Studies Peter Tulip.

AMP Capital chief economist Shane Oliver expects house prices could rise about 25 to 30 per cent before peaking by 2023. NAB chief economist Alan Oster said he expected house prices to rise by about 28 per cent during this current cycle.

With a chronic shortage of properties for sale, there is still plenty of growth to come…

Covid-19 lockdown restrictions have done little to dampen home buyer activity, with Sydney agents well equipped to move auctions online and conduct private inspections for well qualified buyers, keeping Buyer Agent’s busy.

Sydney house prices have shot up by an average of nearly 20 per cent over the past year in what has become the strongest property boom in a generation.

House prices in Sydney rose 3 per cent, or about $38,000 in June alone, which equates to an increase of $1266 per day.  Unit values increased by a modest 5.1 per cent over the past year, reflecting buyer’s appetite for more open space, due to flexible at home working conditions.

Sydney’s median house value has climbed more than 15 per cent through the first 5 months of the year and1.5 per cent through the first 17 days of June. Therefore, The Reserve Bank is poised to tighten lending standards in the face of soaring property prices.

The Commonwealth Bank has revealed it would increase the interest rate it uses to assess new loan applications, lifting its assessment rate from 5.1 per cent to 5.25 per cent, a move that is likely to pare back the maximum amount some customers can borrow. CBA said the “vast majority” of customers would be unaffected by the change.

The price cap for the First Home Loan Deposit Scheme in Sydney will be increased $100,000 to $800,000 to assist first home buyers in this rapidly raising market.

The Reserve Bank has said it is focused on keeping interest rates low to drive down unemployment and the Australian Bureau of Statistics data shows the average new loan has reached a record $635,300 in NSW.

AMP Capital chief economist Shane Oliver said the rate of house price growth had likely peaked. However, values would still rise, albeit at a slower rate, because lower interest rates and government incentives were still pushing up prices.

OECD said Australian house prices had experienced the fourth largest increase in after-inflation prices across the OECD, up by 120 per cent between 2000 and 2020. It also noted house prices are being pushed up by a lack of supply and restrictive land use laws.

Interest Rates: RBA assistant governor Christopher Kent reiterated the bank’s view that inflation and wages growth would not be high enough to justify an interest rate rise until at least 2024. A half percentage point increase on a 30-year, $450,000 mortgage would lift the monthly repayment by $118, or $1416 a year

House Price Forecast: AMP Capital chief economist Shane Oliver said national house prices could rise by as much as 18 per cent by the end of the year and a further 5 per cent next year. House prices could start to fall in 2023, especially if the Reserve Bank of Australia decided to raise interest rates a year earlier than predicted.

Sydney house prices jumped another 3.5 per cent last month (up $40,000 in May) to be 11 per cent up over the quarter and the top quartile is up by 12 per cent. 4o experts and economists surveyed, revealed the average house price could rise by 21 per cent in Sydney in 2021. 

This increase would be the highest annual increase for the Sydney property market in recent history, beating the previous record of a 15 per cent rise in 2013.

The imbalance between demand and supply is continuing to create urgency amongst buyers, with properties up for sale about 24 per cent below its long-term average. However, it is expected it to slow eventually because you can’t expect such vigorous price gains without people’s ability to service loans.

The country’s apartment prices are likely to kick up a gear in the coming months with experts predicting that property investors—who have cautiously sat on the sidelines—are beginning to move back into the market. Apartment prices edged up 1.2 per cent in April to be up 4.2 per cent during the quarter and seem to be heading in the right direction.

Rental Yield v’s Capital Gain: Sydney has the lowest rental yields in the country, but highest capital gains; Sydney has the highest average annual rate of capital gains during the past decade with house values averaging a 6.6 per cent rise each year and unit values averaging 4.5 per cent per annum. With most investors focused on capital gain rather than rental return, this track record of growth explains the popularity of Sydney among investors.

There were 1,111 homes taken to auction across Sydney this week, compared to 1,150 last week and 309 this time last year, returning a preliminary auction clearance rate of 80.0 per cent.
