Sydney’s house prices are on track to become our largest property boom. Data from CoreLogic suggest further price rises were on the way for 140 Sydney Suburbs. Price over the past three months in Sydney are up 6.7 per cent and the northern beaches even higher at 10.8 per cent, or about $180,000, for the three months.

Sydney’s median auction house price has climbed more than $100,000 in the space of a month hitting a record high of $1.755 million in March. Buyers have realised to get into the market they have to pay over the odds, otherwise they fear being prices out.

The central bank said lending standards of Australian banks remain prudent, but have warned banks against cutting lending standards as prices of assets, including houses, are pushed higher by cheap debt. Now is the prefect time to buy, before price rise even further and lending is restricted.

Clients keep saying to me “It feels like Sydney house prices are going up each week” and according to recent data from CoreLogic Sydney house prices are going up approximately $10,000 a week. Prices have jumped 4.3 per cent last month and $100,000 for the average priced house since the start of the year.

More expensive properties have been driving the gains, with the top end of the market rising at a faster pace than more affordable homes.

The only thing tipped to slow down the property boom is the bank regulators steeping in to restrict lending later in the year. 

Commonwealth Bank economist Gareth Aird said price growth over the past three years had been modest due to a sluggish market between 2017 and 2019. “Prices have risen by just 3.8 per cent since September 2017 which means that in real terms they have actually fallen,” he said. It’s still a great time to buy property, with substantial gains predicted over the next two years.

Result:  As with most parts of Sydney, there is a limited supply of free-standing properties, hence the fierce competition at auctions.

Rodney’s clients identified a perfect property matching their brief, backing onto a reserve, but like every A grade property going to auction, the buyer interest was phenomenal.

Sydney house prices are expected to jump around 19 per cent in 2021, which would add approximately $230,000 to the median house price, and up to $1,441,671. Also, lifestyle locations (close to the beaches) have recorded even greater price increases with fierce competition playing out to live a healthier life. The only factor that could put a dampener on price rises would be interest rates.

Client Brief: Three Bedroom apartment, with 2 bathrooms and double parking in the Eastern Suburbs of Sydney for under $1,000,000. Must be in a small complex.

Result:  With a tight budget to purchase a three bedroom apartment in the Eastern Suburbs, Rodney McLoughlin’s clients had to consider their location carefully if they were to find a suitable property that matched their brief. 

The clients identified a suitable apartment, but unfortunately it was leased and didn’t expire for approximately 6 months.  Rodney McLoughlin from TBAS® Buyers Agents explained to his clients this would eliminate the majority of buyers, therefore reducing the eventual sales price, which appealed to his clients.

The sales agent was very eager to negotiate a price prior to the scheduled auction, that was only several days away. Knowing we wouldn’t have much or any competition at auction, in this scenario it was best to put the vendors under pressure at auction where the negotiations were completely transparent. 

As expected, Rodney McLoughlin’s clients were the only registered bidders at auction, and after putting the auctioneer and vendors under pressure during the auction with 10 minutes of negotiations, Rodney Mcloughlin was able to negotiate a price well below his clients expectations.

It has been well documented Real Estate prices have risen substantially in the past four months and supply levels have been very tight. However, what we’re starting to see in recent weeks is an increase in the level of new listings coming to market.

It’s unlikely the upward price trajectory will reverse in the short term.  Low rates are going to be here for a while yet,” says AMP Capital chief economist Shane Oliver. “The RBA is supporting the three-year [cash rate] target of 0.1 per cent.

Although, that doesn’t rule out the possibility of APRA stepping in should runaway prices fuel risky credit growth. Should conditions deteriorate, regulators could limit debt-to-income ratios, but buyer’s waiting on the sideline for a correction will be priced out of the market…

The Reserve Bank chairman Philip Lowe said he was essentially keeping an eye on the property market but that holding interest rates at their current historically low level was front and centre of his economic agenda, even though when the international borders open and the expats come home property prices are expected to really take off.

CBA head of Australian economics Gareth Aird said with high auction clearance rates, a jump in new lending and an undersupply of properties it’s “all pointing towards housing at red hot levels”.

With a strengthening economy and a return to normalisation of Australia’s migration program, demand is expected to well and truly exceed supply over the next 3-4 years.

Client Brief: Older style free-standing house with Character around Maroubra, Clovelly, Coogee area. Must have room for a large dog. Will do minor cosmetic renovations. Ideally, the property should be within walking distance to the beach and located on a quiet street.

 

Result:  Finding an older style free-standing house with character and a large backyard, within walking distance to a beach in the Eastern Suburbs was definitely going to be a challenge.

After receiving a tip off from contacts in the Maroubra area about a deceased estate that matched the brief was about to come on the market, Rodney McLoughlin from TBAS® Buyers Agents commenced his due diligence and market research on the property to enable him to get a jump on the other 20 interested parties that had requested a contract for sale and intended to purchase the property at auction.

Within seven days of the property listed for public auction, Rodney managed to convince the selling agents and the four benefactors of the estate it was in their best interest to sell the property prior to the scheduled auction, eliminating the other 20 interested parties. 

This was an extraordinary result for his client in a booming Sydney Real Estate market.

Result:  Due to the chronic shortage of free-standing properties with growth potential in this property cycle, the selected property that ticked all the boxers was always going to be challenging to secure at auction. On auction day, the property had 42 registered bidders, all hoping to secure the property. 

With an extraordinary level of interest, it was absolutely essential to thoroughly research recent comparable sales and estimate future growth potential to predict the probably selling price, to secure the property from the other 41 bidders.

The Auction clearance rate for February to date has reached 84.4 per cent and the median price for a house at auction in Sydney has reached a record high of $1.68 million. The large volume of buyers out in the market is currently outstripping the supply of Sydney homes for sale, which doesn’t look like easing any time soon.

Westpac, on Monday sharply revised upwards their forecasts for house prices, declaring momentum across capital cities was growing, predicting a 10 per cent increase in Sydney dwellings this year. Westpac economists Bill Evans and Matthew Hassan said Australia was clearly a “seller’s market”. One headwind to the market could be the nation’s immigration intake, with population growth tipped to reach its lowest level since World War I. The Reserve Bank has signalled it won’t start lifting official interest rates until 2024.

Sydney property is booming! CBA has forecast house prices will jump 7.5 per cent in 2021. The boom is being driven by record low mortgage rates coupled with a V‑shaped recovery in the labour market.

Similarly, Inner-city apartments have been the hardest hit by COVID-19, due to low immigration and the absence of international students, according to a report by the National Housing Finance and Investment Corporation. House values have climbed to their highest level on record. Supply levels are low while demand is strong. It is a seller’s market. With sentiment rising and selling conditions favouring the vendor, it is reasonable to expect new listing numbers will rise during the year, which may take a little heat out of the market.

In an internal document from the RBA has predicted that home values could rise by as much as 30 per cent within just three years due to borrower belief that rock bottom interest rates are here to stay.

CoreLogic data shows that despite the deepest recession since the 1930s, Sydney’s house prices increased by 4 per cent to edge above $1 million during 2020.

The RBA says low rates will push up house prices and are prepared to tighten lending standards if record low interest rates result in a housing boom that could leave new home buyers in negative equity or risk them taking on too much debt.
