Location, Location Location: Australian house values rose 84.3 per cent and Units values rose 50.4 per cent over the past decade, according to CoreLogic. Houses in sought-after parts of Sydney performed a lot better over the 10 years period. The Northern Beaches up 145 per cent, Baulkham Hill & Hawkesbury up 143 per cent,  Eastern Suburbs up 138 per cent, North Sydney & Hornsby up 134 per cent and the Inner West up 130 per cent. Mining towns continue to be a poor investment with places like Port Hedland in WA,  where house values are 46.4 per cent lower than 10 years ago.

Buyers were now more cautious in their spending on B grade properties, such as properties in poor locations, those with structural problems and smaller homes.

Interesting property statistics from Quarter 1 of 2022, with 2 bedrooms units in Sydney performing the worst.

1 bedroom units down 1.5%, 2 bedrooms units down 4.9%, 3 bedrooms units down 3.5%

Is it a Buyers Market? Housing prices could fall by up to 10 per cent next year, according to HSBC. Email enquiries to agents via realestate.com.au for houses fell 15.9% and units fell 11.6%, however houses remain the dominant type although the unit share of enquiry continues to increase. The widening difference between the price of houses and the price of units is fuelling unit enquiry.

Properties sold via auction in April attracted 11.9 per cent more than the highest pre-auction offer received, down from the 14.8 per cent peak in August last year according to Ray White Group chief economist Nerida Conisbee. Sydney seems to be slowing down a bit quicker than other states, which isn’t surprising as the market has [higher] debt levels, so an interest rate rise is a lot more concerning, Conisbee said.

Sydney auctioneer Michael Garofolo, of Cooley Auctions, said buyer turnout had pulled back as increased supply gave house hunters more choice in recent months. Vendors have realised if we want to sell we have to meet the market, Garofolo said, adding those who set unrealistic reserve prices were having to adjust them mid-auction to sell.

CoreLogic on Monday reported values for houses in Sydney dropped by 0.1 per cent last month to now be down by 0.3 per cent over the past quarter. Sydney units took a bigger hit, down 0.4 per cent in the month to be 1.2 per cent lower over the quarter. Unit prices in Punchbowl, Meadowbank, Chipping Norton and Kogarah were more than 6 per cent cheaper than they were a year ago. In Sydney, unit rents were up 3.0% over the three months ending April, a full percentage point higher than the rise in house rents (2.0%)

Despite the downturn in the Sydney property market, now is the perfect time to upgrade. There are more properties on the market, less competition and the gap between the upgrade will continue to decrease. Furthermore, downsizers still have time to sell and unlock substantial equity they have accumulated over the last ten years.

Any effect on the property market will be minimal given only 35 per cent of households in Australia own a property with a mortgage.

Apartment Prices Fall: Sydney unit prices dipped 1.2 per cent to a median of $796,524 in the March quarter, the latest Domain House Price Report shows, while house prices rose 0.2 per cent to a median of almost $1,591,000 — the weakest performance for both since the June quarter of 2020.

Buyers now have more choice with the number of homes hitting the market reaching its highest level for the March quarter since 2014 and 15 per cent above the five-year average. Sellers have realised the market has peaked and are trying to capitalise before interest rates rise, which economists expect the first hike as early as May or June.

A survey commissioned by Money.com.au found that 80 per cent of respondents had a savings buffer in place to cope with an increase in monthly loan repayments.

The property boom closed with a bang in the Northern Beaches and Eastern Suburbs. Bellevue Hill in the Eastern Suburbs had a staggering $650,000 increase in its median house price from $6.7m to $7.35m and Bronte’s median house price swelled $620,000 from $4.43m to $5.05m. Collaroy on the Northern Beaches was close behind with a $645,000 increase from $2.735m to $3.38m and Manly having the highest annual growth rate after the median house price soared 51 per cent to almost $4.5m.

National residential construction costs increased 9% over the 12 months to March 2022 and up more than 25% over the past five years according to CoreLogic. Construction cost will add a further uncertainty to new building projects and renovations as well as inflationary pressures to the economy. A shortage of key materials such as structural timbers and metal products along with higher fuel costs, and labour shortages, is likely to keep upwards pressure on building costs for some time yet.

Rate Rise: Housing prices could drop by about 15 per cent over two years if interest rates rise by 2 per cent according to the Central Bank. The cash rate is tipped to start rising by June. The previous downturn where Sydney values fell 15 per cent from 2017 to 2019 came when the bank regulator made it harder to get loans for investors or interest-only borrowers.

Dr Nicola Powell said prices in Sydney would ease more than those in Melbourne given the extraordinary leap in prices in the harbour city over the past two years. Sydney home values have started to edge lower before any change to interest rates, as buyers reach the limits of what they can afford, banks reduce how much they will lend, and more homes are listed for sale. Commonwealth Bank head of Australian economics Gareth Aird said the pricey major capitals have likely peaked, and values dropped due to buyers’ already stretched budgets.

Surry Hills, Newtown and Zetland were among a string of inner suburbs where median house values fell more than 5 per cent last quarter, CoreLogic data shows. House values fell in more than two dozen suburbs in both the city and inner south region, and on the Northern Beaches, which also recorded some of the steepest unit price falls. Apartment values in Curl Curl, Freshwater, Forestville and Queenscliff declined more than 4 per cent.

Prestige Properties: The market for homes priced above $10m is stronger than at the end of 2021 and with limited stock, prices are tipped to keep rising for prestige properties.

Negative Gearing:  The Government and the Opposition have now “promised to the Australian people and investors on the advice of REIA that negative gearing will continue to be supported”. This provides investors with the confidence to continue investing in the pre-Election period.

Home values in Sydney fell 0.2 per cent in March, taking home price growth over the quarter to 0.3 per cent. The time it takes to sell a house in Sydney is on the rise, taking an average of 30 days, while apartments are selling 10 days faster than a year earlier, CoreLogic data shows. This is attributed to buyer demand being deflected into apartments, due to rising investor activity and affordability constraints.

Good news for First Home Buyers:  The Morrison Government Home Guarantee Scheme has expanded to 50,000 places a year for the next three years, allowing first-home buyers, single parents and regional Australians to get into the property market with a deposit as little as between 2 and 5 per cent.

Australia’s two most populous capitals have started to soften. Domain chief of research and economics Nicola Powell said Sydney had the biggest fall in views per property listing, down 31 per cent in March compared to a year earlier.
