Interest Rates: RBA assistant governor Christopher Kent reiterated the bank’s view that inflation and wages growth would not be high enough to justify an interest rate rise until at least 2024. A half percentage point increase on a 30-year, $450,000 mortgage would lift the monthly repayment by $118, or $1416 a year

House Price Forecast: AMP Capital chief economist Shane Oliver said national house prices could rise by as much as 18 per cent by the end of the year and a further 5 per cent next year. House prices could start to fall in 2023, especially if the Reserve Bank of Australia decided to raise interest rates a year earlier than predicted.

Sydney house prices jumped another 3.5 per cent last month (up $40,000 in May) to be 11 per cent up over the quarter and the top quartile is up by 12 per cent. 4o experts and economists surveyed, revealed the average house price could rise by 21 per cent in Sydney in 2021. 

This increase would be the highest annual increase for the Sydney property market in recent history, beating the previous record of a 15 per cent rise in 2013.

The imbalance between demand and supply is continuing to create urgency amongst buyers, with properties up for sale about 24 per cent below its long-term average. However, it is expected it to slow eventually because you can’t expect such vigorous price gains without people’s ability to service loans.

The country’s apartment prices are likely to kick up a gear in the coming months with experts predicting that property investors—who have cautiously sat on the sidelines—are beginning to move back into the market. Apartment prices edged up 1.2 per cent in April to be up 4.2 per cent during the quarter and seem to be heading in the right direction.

Rental Yield v’s Capital Gain: Sydney has the lowest rental yields in the country, but highest capital gains; Sydney has the highest average annual rate of capital gains during the past decade with house values averaging a 6.6 per cent rise each year and unit values averaging 4.5 per cent per annum. With most investors focused on capital gain rather than rental return, this track record of growth explains the popularity of Sydney among investors.

There were 1,111 homes taken to auction across Sydney this week, compared to 1,150 last week and 309 this time last year, returning a preliminary auction clearance rate of 80.0 per cent.

Sydney’s prestige home prices are rising at twice the rate of cheaper properties, new data shows. The strongest quarterly gains had been recorded in the eastern suburbs and northern beaches, with prices up around 20% over the last 12 months.

Home-owners are rushing to sell their properties this autumn, encouraged by the rising market around the country and record prices, with listings in Sydney up 22% over the last 4 weeks, giving buyers slightly more choice.

The majority of the top growth areas over the last three months were north shore and northern beaches suburbs offering larger blocks and proximity to high-ranked public schools. They also tended to be low-density areas with minimal levels of new development.

The top growth suburb: South Turramurra, Terrey Hills, St Ives Chase, East Killara and North Epping, Clareville, Cromer and Allambie Heights.

According to CoreLogic today the total value of residential real estate in Australia has reached $8.1 trillion. The median house price in Sydney jumped 8.5 per cent in the first quarter of 2021, up $100,000 or almost $8,000 per week for the average home. Houses at the upper end of the market were leading the charge, with the median house price in the eastern suburbs, rising by a massive 18.2 per cent over the quarter to $3.25 million.

Sydney’s house prices are on track to become our largest property boom. Data from CoreLogic suggest further price rises were on the way for 140 Sydney Suburbs. Price over the past three months in Sydney are up 6.7 per cent and the northern beaches even higher at 10.8 per cent, or about $180,000, for the three months.

Sydney’s median auction house price has climbed more than $100,000 in the space of a month hitting a record high of $1.755 million in March. Buyers have realised to get into the market they have to pay over the odds, otherwise they fear being prices out.

The central bank said lending standards of Australian banks remain prudent, but have warned banks against cutting lending standards as prices of assets, including houses, are pushed higher by cheap debt. Now is the prefect time to buy, before price rise even further and lending is restricted.

Clients keep saying to me “It feels like Sydney house prices are going up each week” and according to recent data from CoreLogic Sydney house prices are going up approximately $10,000 a week. Prices have jumped 4.3 per cent last month and $100,000 for the average priced house since the start of the year.

More expensive properties have been driving the gains, with the top end of the market rising at a faster pace than more affordable homes.

The only thing tipped to slow down the property boom is the bank regulators steeping in to restrict lending later in the year. 

Commonwealth Bank economist Gareth Aird said price growth over the past three years had been modest due to a sluggish market between 2017 and 2019. “Prices have risen by just 3.8 per cent since September 2017 which means that in real terms they have actually fallen,” he said. It’s still a great time to buy property, with substantial gains predicted over the next two years.
