Sydney property is booming! CBA has forecast house prices will jump 7.5 per cent in 2021. The boom is being driven by record low mortgage rates coupled with a V‑shaped recovery in the labour market.

Similarly, Inner-city apartments have been the hardest hit by COVID-19, due to low immigration and the absence of international students, according to a report by the National Housing Finance and Investment Corporation. This has lead to a short-term drop in rents, putting downward pressure on apartment prices in those markets.

Any downward pressure on rents and apartment prices in Melbourne and Sydney is expected to be short-lived, due to the global roll out of the COVID vaccine, enabling the return of international students and increased immigration levels over the next few years.

House values have climbed to their highest level on record. Supply levels are low while demand is strong. It is a seller’s market. With sentiment rising and selling conditions favouring the vendor, it is reasonable to expect new listing numbers will rise during the year, which may take a little heat out of the market.

In an internal document from the RBA has predicted that home values could rise by as much as 30 per cent within just three years due to borrower belief that rock bottom interest rates are here to stay.

CoreLogic data shows that despite the deepest recession since the 1930s, Sydney’s house prices increased by 4 per cent to edge above $1 million during 2020.

The RBA says low rates will push up house prices and are prepared to tighten lending standards if record low interest rates result in a housing boom that could leave new home buyers in negative equity or risk them taking on too much debt.

Result:  Our client had been looking to purchase for around 12 months and had been pipped at the post too many times to count.

National house prices could surpass pre-Covid levels in early 2021. The top performers are Brisbane, Adelaide, Hobart and Canberra. Sydney and Melbourne are back at 2017 prices however, Darwin is at 2006 and Perth at 2007 prices according to a Corelogic report.

This trend is towards stronger conditions in detached housing, but weakness in the unit market due to high supply levels in some regions.

Australia’s economy grew 3.3 per cent in the September quarter, putting a technical end to the recession and giving home buyers further confidence in the housing market. Sydney prices were expected to increase between 7 and 11 per cent in 2021.

A typical house in Sydney is now worth over $1m again, after the property market saw a second consecutive month of price growth in November, up 0.9 of a percent.

Economists have significantly revised house price forecasts from a bearish 10 per cent decline to a 9 per cent lift in 2021, with owner-occupiers, and first home buyers driving the market.
 
In contrast, Investors remained well removed from the 30 per cent-plus levels seen in 2015, making up less than 15 per cent of new loans, according to the ABS’ latest lending figures.  
 
CBA head of Australian economics Gareth Aird has indicated that the unprecedented amount of fiscal stimulus means the housing market is no longer a risk.
 

Sydney’s market is performing well, according to Corelogic’s weekly figures, returning a 76.6 per cent clearance last week.

Record Low Interest Rates: The prospect of extended low rates will prompt investors with cash in the bank earning next to nothing, to consider buying property in the hope of better returns. Sydney gross yields are tracking at record lows — 2.7 per cent for houses and at 3.3 per cent for apartments, according to CoreLogic.

CommSec is forecasting price growth in all capital cities in 2021 except Melbourne. High-rise apartments in major capital cities remain a weak spot, with oversupply forcing some prices down 20 per cent, but BetaShares chief economist David Bassanese said traditional stand-alone homes looked solid, with no sign of forced selling.

Punters counting on a house price correction of around of 15 to 20 per cent in stand-alone properties are starting to be disappointed.

The Reserve Bank of Australia has cut the official interest rate by 0.15 to 0.10 per cent

Real Estate Institute of NSW president and Laing+Simmons managing director Leanne Pilkington said rate cut-induced prices rises could make homes less affordable.

“I think the property market is already seeing a lot of price pressure as a result of a lack of stock,” she said. “This rate cut will potentially exacerbate that. History has shown us that whenever interest rates go down, prices go up.

The  auction clearance rate last week was 80.4 per cent – indicative of a hot market,  as plummeting stock levels ramped up competition for sales.

We are encountering 4 to 5 active bidders at most auction, with FOMO creeping back into the Sydney house market.

Sydney’s median house prices increased about $13,300, or 1.2 per cent, to $1,154,406 over the September quarter  

Houses on the lower north shore, with the median increasing by $130,000, or 5.2 per cent, to $2.63 million. Annually, prices have risen 12.5 per cent.  

House prices in the inner city and eastern suburbs climbed $120,000 in the space of three months to a record median of $2.55 million – annually they are up a whopping 14.1 per cent.  

The same can not be said about the apartment market, down 5 per cent in the City and East.
