Result:  After helping identify the perfect property, Rodney McLoughlin from TBAS® Buyers Agents completed extensive due diligence on the property and a comprehensive market analysis to ensure we could purchase the property below market value.

The property was scheduled for auction and with strong results for similar properties going to auction it was our goal to purchase pre-auction. With an in-depth knowledge of the area we were able to calculate a price that was below market value, but high enough to convince the vendors they should sell prior to auction, otherwise  risk losing the perfect buyer.

With everything in order prior to submitting our offer, we were in a position to successfully exchange contracts unconditionally within hours of having our offer accepted, well within our clients budget.

CoreLogic's head of research, Tim Lawless, said housing markets had remained relatively resilient since the advent of the coronavirus pandemic.

"Record low interest rates, government support and loan repayment holidays for distressed borrowers have helped to insulate the housing market from a more significant downturn," he said. Federal and state government support programs, aimed at first time buyers, has cushioned the market.

Sydney house values dropped by 1 per cent in July to be down 2.4 per cent over the quarter. Despite the drop, Sydney values are still up by 13.2 per cent over the past year.

CoreLogic reports new listings are up 46 per cent from the recent lows of early May and With fiscal support set to taper from October, translating to an ideal time to purchase property.

The proportion of rental properties left sitting in Sydney is holding steady. Sydney’s vacancy rate has declined to 3.5 per cent, lower than the peak in April when it hit 4 per cent.

New research is showing the “car crash” doom and gloom fallout expected from COVID-19 has not eventuated. PRD chief economist Dr Diaswati Mardiasmo Said “Our property market is still growing, people are still buying and selling. Our vacancy rates aren’t doing that badly.” Brisbane appeared set to be the nation’s top performers over the coming six months, though it had grown just 3.6 per cent in the past year.

Also, Sydney and Melbourne still had the strongest median house price growth over the 12 months to the end of June. Low interest rates, a shortage of homes for sale and sympathetic lenders contributed to the success.

Regional property price growth triples capital city markets, with regional Tasmania up by 9.8 per cent, regional NSW up by 5.3 per cent in and regional Victoria up by 4.4 per cent for the year to June 30. One of the reasons, regional markets rely less on international trade and housing is more affordable.

Sydney house prices have fallen 2 per cent over the past three months. Experts say the overall impact of COVID-19 on Sydney’s property market has been fairly minimal so far.

 

Commonwealth Bank Gareth Aird said price falls were milder than expected given the extreme amount of economic uncertainty. Mortgage deferrals, low interest rates and government support payments had prevented distressed sales. Furthermore, sales are preforming better than rentals, because tenants were generally more likely to be in casual employment in hard-hit industries like hospitality and tourism.

 

The affluent region of the eastern suburbs of Sydney is the only area where demand from locals still outnumbers interest from out-of-area buyers, according to Domain data. Local demand still reigns supreme where existing residents want to stay put – and high property prices limit newcomers to the neighbourhood.

Corelogic figures show housing values recorded a drop for the second consecutive month in June. Sydney dropping 0.8% and Melbourne 1.1%

NAB chief economist Alan Oster said, moving forward, the biggest impacts on Australia’s housing market will come from rising unemployment, job security and consumer confidence, but prices have held up slightly better than expected. Oster is forecasting price falls of 10 to 15 from peak to trough.

Larger houses in the Canterbury-Bankstown area, lower north shore and other pockets close to the CBD have been getting the best results at auction. Wollstonecraft, Bondi, North Bondi, Elizabeth and Alexandria are seeing a clearance rate of around 66%, due to the shortage of properties.

- New Data reveals property prices across Australia have remained relatively stable throughout COVID-19, and that some suburbs have weathered the storm better than others. Bondi Beach is up 7.1%, where as Grays Point is down 5.6% The Ryde area continues to be a sought after area up 11.5%. Suburbs that were located further away from the city or key transport infrastructure were the most exposed to the bleak economic conditions. 

- Across the regional areas, the weaker performing markets tend to be non-coastal and often based in agricultural regions where economic conditions have often been tougher due to the drought and bush fires.

- Unit rentals experienced the biggest price drop in more than 15 years in Sydney with rentals down 3.8%. However, house rentals have remained steady with no change, reflecting higher demand for freestanding properties.

- Homes are selling faster now than this time last year, due to fewer listings and more serious buyers out looking. On average a Sydney house took 69 days, compared to 87 days last year.

- The best performing inner city suburb over the last 10 years for houses was Rosebery rising 9.3 per cent annually from $742,500 to $1.8 million. Kurraba Point had Sydney’s best apartment growth, with dwellings increasing from $663,000 to $1.522 million.

- Is Unemployment affecting the housing market? No, the housing market is still performing extremely well and consumer confidence has rebounded 33 per cent since May. It is not uncommon for some housing markets to perform well when unemployment rises and the economy weakens due to a lower cash rate and limited supply of quality properties in sought after areas.

 - First Home Buyers will find out as of the 1 July if they are the recipients of the federal government assistance to secure their first mortgage with as little as a 5% deposit and no LMI. (Lender Mortgage Insurance). Under the eligibility criteria borrowers who have been approved for the scheme have only 90 days to exchange contracts on a property. This means First Home Buyers need to do their homework and need independent advice when purchasing a property, otherwise they risk overpaying and buying the wrong property.

- Unit and house prices in Sydney have fallen 0.6 per cent in June but remain up 13.3 per cent over the year according to CoreLogic. Record low interest rates, assistance from banks for struggling mortgagees and government stimulus has prevented a flood of distressed sales that would otherwise have sent prices falling faster. The next 12 months for the housing market will be dependent on the support level from the banks and government.

The median price of Sydney houses remains about 20 per cent higher than in 2015, but dropped a modest 0.6 over May, the first fall in a year.

 

It’s quite the reverse for Sydney unit prices, which are not performing well. Suburbs like, North Ryde, Campsie, Forest Lodge and around Parramatta & Granville are back to 2015 prices, which is due to an oversupply, weak buyer demand and well documented reports of defective construction.

 

Sydney auction clearance rates are increasing with the easing of COVID restrictions. Last weeks clearance rate was 68 per cent compared to the same week last year it was 60 per cent. It’s not surprising, houses are selling better than units. The clearance rate for houses was 70 per cent, compared to 64 per cent for units

- House prices in Sydney rose 2.6 per cent in the March quarter, Pre-COVID and 10 per cent for the year to March. Also vacancy rates record a slight drop to 2.5 per cent in May. We are still seeing strong interest in A-grade properties around metropolitan Sydney. In the lower north shore, inner west, and eastern suburbs, in the middle range of properties anywhere from $850,000 to $2 million, there’s a huge supply of buyers.

- Good news for bank deferrals, with the Australian Bureau of Statistics revealing some of the industries most heavily impacted by COVID showing signs of recovery. Payroll job losses decreased from 8.9 per cent to 7.5 per cent over the last month.

- The window for First Home Buyers to get into the market is narrowing, with the percentage of properties under $700,000 falling 6 per cent, to be under 30 per cent of listings. We are still seeing a few good buying opportunities for First Home Buyers Off Market.

- Free Standing v’s Apartments: Free standing House Prices are rising in parts of Sydney due to limited supply and strong demand as owner occupier buyers capitalised on record low interest rates. The opposite for Apartment prices in high-density areas where there is an oversupply of stock, rising vacancies and low rental yields. Locations where free-standing houses are rising.

Campbelltown, Camden & Badgerys Creek Airport area Up 0.5 per cent over May & 1.6 per cent since COVID. Ryde area up 0.4 per cent over May & 4.8 per cent since COVID. Central Coast 0.2 per cent over May & 1.6 per cent since COVID.

- Home Loans Post Biggest Fall Since 2015, however One part of the home finance market that has been going gangbusters is refinancing of loans. Home buyers have taken advantage of super-low rates to shore up their finances.

- UBS economists are more optimistic about the housing market, predicting house price will only fall between 5 and 10 per cent over the next year, which is an upgrade from its previous forecast of at least 10 per cent.

- There’s plenty of good news for first-home buyers. The NSW Government is offering First Home Buyers grants totalling $35,000, combined with record low interest rates and less competition, the timing couldn't be better. First Home Buyer Activity is up 55% according to realeste.com.au. Best Possible Suburbs for First Home Buyers close to the CBD under $650,000 to qualify for a stamp duty concession. Marrickville, Newtown, Strathfield.
