Sydney’s COVID lockdown has created the worst housing shortage in a generation, putting added pressure on prices. Freestanding house supply is less than half pre-pandemic levels. Buyers significantly outnumber sellers, with a lot of sellers preferring to buy before they sell, due to fear of been priced out of the market.

The lowest supply of listings were coastal enclaves, while the areas with an abundance of available houses were new suburbs on the city fringes, such as Box Hill and Oran Park.

Sydney’s median auction house price has soared to a record $1.92 million, up an astounding 32.3 per cent over the year and 11.8 per cent in just one month.

Finance to first-time homebuyers fell 7.6 per cent in July. Cashed-up investors are pushing aside first-home buyers as property prices continue to rise.

Sydney dwelling values were up 20.9 per cent over the year and 1.8 per cent over the month or about $20,000 over August. Apartment price rises were not as extreme at 9.4 per cent for the year.

Over the past three months, the number of home sales has been 30 per cent above average, while the number of listings is 29 per cent below average. Potential sellers have decided to wait until later in spring to list their homes, fearful they won’t be able to achieve a strong price, except the opposite has occurred, pushing prices up.

Many homeowners who would otherwise have put their homes for sale decided to hold off listing, but buyers, spurred by low interest rates, remained active. After the easing of restrictions, there will be more properties to choose from, but don’t expect prices to fall…

Property prices are expected to rise 23 per cent in Sydney this year, according to the ANZ’s latest forecasts, released on Wednesday. “We did think by this time of the year that the momentum in prices would have pulled back. Interest rates are staying low for some time; they’re driving a lot of the market, and we’re seeing high borrowing” said ANZ senior economist Felicity Emmett.

Momentum in the property market is expected to slow in 2022 due to affordability constraints, but is anticipated to grow at around 5%.

In Bellevue Hill in Sydney’s eastern suburbs, house prices jumped a whopping 15.2 per cent last financial year, or more than $850,000, to a median of $6.45 million, which will buy you a three-bedroom house in original-condition on approximately 500 square meters.

Record house prices, more savings, less spending and very low interest rates was still working towards a robust housing market. Commonwealth Bank of Australia’s head of Australian economics, Gareth Aird, said the support of banks and governments had helped give households confidence throughout this outbreak.

Households have saved a lot of money over the past year and are investing it wisely in property. The housing market is well supported pretty much across the country. The major factor there is that interest rates are going to stay low for a long time.

At the moment, distressed selling is lower than last year with 798 distressed listings in NSW. Back in October last year, there were 2250 distressed listings in NSW.

The Reserve Bank is still claiming interest rates will remain on life support settings until 2024 and unemployment is at a cyclical low. In all likelihood, property prices hasn’t peaked.

If you are considering getting into the market, you might buy just before prices dip, but more than likely you probably won’t. When property prices dip, they rarely fall that much. They’re not like stock markets. And they usually recover within a year or two. It’s still a great time to buy property in Sydney or the Southern Highlands.

Anyone living in Australia probably feels like local home prices have shot up at shocking rates, but the increases have been mild when compared to Montreal, Los Angeles, Auckland and Toronto, where prices have soared by at least 30 per cent since the start of 2020

PRD Real Estate chief economist Diaswati Dr Mardiasmo said a drop in the number of homes on the market due to the latest lockdowns had only increased competition on properties, as buyer demand remained strong. She added the market was also drawing international interest, as Australia was seen as a safer place for investment due to its handling of the pandemic.

The average full-time worker would need to save almost half their earnings to even keep their deposit in line with house price growth. The median house price jumped almost $107,000 over the quarter or about $1175 per day, to a record median of $1,410,133. Sydney’s median is up to $272,887 over the 12 months to June. In Sydney’s Dover Heights and Northbridge, house prices climbed by more than $1 million.

Economist Cameron Murray, a research fellow in the Henry Halloran Trust at The University of Sydney said, he expected house prices in Australia and globally would continue to rise for a couple more years off the back of record-low rates, increased household savings, and economic stimulus measures amid the ongoing pandemic.

Despite rapid price growth, access to cheap credit meant buying a home was still more affordable than renting, once a deposit had been saved, in many parts of Australia. “So, many buyers right now are willing to leverage to the max and pay anything…. because waiting is worse than buying at a high price today,” he said. Dr Murray said.

Sydney house prices rose more than $8,500 a week in the second quarter of 2021 to $1,410,133, up 8.2 per cent in just the three months to June, according to the latest Domain House Price Report

Over the past year, median house prices have shot up by a staggering 24 per cent – or $272,887 – the fastest annual growth since Domain records began in 1993.

House prices are likely to increase at a faster rate as Sydney’s extended lockdown sees the number of bidders at auctions soar.

House hunters have been warned to buy now as the end of lockdown would likely send prices soaring at a faster rate than what would have occurred if Sydney had not gone into lockdown.

Property listings have dropped around 15 per cent over the past month, but there was no noticeable change in buyer activity, according to realestate.com.au. Reserve Bank governor Dr Philip Lowe said the Reserve’s “central scenario” is that a interest rate rise won’t be needed “before 2024″ – that is, not for another two and a half to three years. This will add further pressure on property prices and potentially extending the current property cycle for another 3 years.

Lockdown is serving up another challenge for Sydney’s frustrated homebuyers by reducing the supply of properties available at a time when buyer demand remained elevated. The lesson we learnt from Melbourne’s prolonged lockdown last year suggested serious buyers would not be deterred by Covid.

First home buyer activity was 65.4 per cent higher over the first five months of this year compared to the same period a year ago, according to Andrew Wilson, chief economist at MyHousingMarket.

Dr Wilson says First Home buyers are facing increasing competition as more investors return to the property market. Dr Wilson expects rising prices and the return of investors will continue to dampen first home buyer activity over coming months.
