Sydney’s house values fell by 2.5 per cent in July to be down 5.3 per cent over the past three months, however house values in Sydney are still 2.1 per cent up on a year ago, with the median value at $1.35 million. Values in NSW’s Southern Highlands are down 3.1 per cent in July alone.

In Sydney total listings are already 8 to 10% above five-year averages. Sales activity over the three months to July was -39.8% drop in sales across Sydney

With rents rising faster than values, yields are consistently improving. Sydney unit market, gross yields have increased by 45 basis points. “Such tight rental markets, improving yields and stronger buying conditions should help to keep a floor under investment demand,” Mr Lawless said of CoreLogic..

“When interest rates start to stabilise, or potentially reduce next year, this could be the cue for housing values to find a floor,” Mr Lawless said.  “Similar to the trajectory of the upswing, this downswing phase could be a short but sharp one, depending on how high and fast interest rate settings go.”

Sydney house prices fell 2.7 per cent to a median of $1,552,015 million in the June quarter, although it remains 8.3 per cent above June 2021 prices.

Banks are starting to look more closely at potential borrowers’ expenses when they apply for a home loan, mortgage brokers say, and more scrutiny is likely on the way, with the average person’s borrowing power falling by 5 to 10 per cent.

While labour market conditions remain tight, there isn’t a great deal of concern that households will fall behind on their debt repayment schedules, however it is likely that households will be pulling back in other areas of their expenditure to ensure they can fund essential purchases as well keep up to date on their debt servicing obligations. 

The return of migration back to Australia is likely to flow into additional rental demand – boosting demand in what is already an extremely tight rental market.

New listings in Sydney were down 8.1% month-on-month in June but were stronger than is typical for this time of year.

Sydney home prices have dropped a modest 1.5 per cent over the past 3 months and 0.4 per cent over June. Some of the biggest drops in prices over recent months occurred in coastal or “lifestyle” regions, including the Sutherland Shire, where the median price of houses dropped 5 per cent over the quarter to June and the northern beaches was 7 per cent over the same period. The median home value in Sydney is now $1.1 million

The Commonwealth Bank is forecasting Sydney house prices to drop 11 per cent over 2022 and a further 7 per cent drop in 2023. A-grade properties are still attracting significant interest; However B and C grade properties need to be discounted to sell.

Property prices for cheaper homes are holding up the best in Sydney. More affordable homes priced up to about $829,300 increased a marginal 0.1 per cent over the three months to May. Prices for the top quarter fell 2.7 per cent. Eliza Owen, CoreLogic’s head of residential research for Australia said affordability and credit constraints may have pushed more buyers into the bottom quarter of the market, making the price segment more resilient.

The fear of missing out ‘FOMO’ has certainly evaporated, however buyers with the bargain-hunt mentality waiting to pick the bottom of the market risk missing out on the limited supply of A grade properties coming onto the market. Buyers are in the driver’s seat. Stock levels are above average levels, properties are taking longer to sell and vendors are having to discount more to meet the market. Sydney prices declined by 0.29 per cent over May – the biggest drop in the country – but prices in regional NSW are up 0.25 per cent over the month.

Despite the slowdown in price growth, prices are still up 35% nationally since the start of the pandemic. This increase in prices and equity continues to enable many existing owners to upgrade or change locations. The slowdown has resulted in more balanced conditions for buyers and sellers. Furthermore, the changeover price to buy and sell is decreasing.

Major bank forecasters do not expect the RBA to increase interest rates nearly as quickly as financial markets, pegging the official rate closer to 1.5% or 1.75% at the end of the year.

Buyers face reduced borrowing power and higher mortgage repayments due to the RBA’s decision to raise rates by 0.5 per cent to 0.85 per cent. Rising rates have already started to flow through to the market quickly as it is capping the borrowing capacity of buyers.

The cash rate is tipped to be around 2.35 per cent by the middle of next year, which could see Sydney property prices drop around 10 per cent. We are not expecting an oversupply of properties from forced sales, due to the substantial equity most Sydneysiders have.

Furthermore, the number of freestanding properties in sought after areas for sale are expected to fall quite a lot as vendors become reluctant to sell in a cooling market.

Gareth Aird, head of Australian economics at Commonwealth Bank, said prices falls could be short-lived. With economic momentum expected to slow significantly, a rate cut could be on the cards by late 2023.
