CoreLogic figures show Sydney property prices soared about 25 per cent over the past 12 months, with another rise of 5 per cent or 6 per cent expected during 2022.

Shane Oliver, chief economist at AMP Capital, expects interest rates to start rising slightly by the end of 2022, which will dampen the housing market by around 5-8 per cent in 2023.

MyHousingMarket’s Wilson is more bullish. He says property prices in both cities could still rise by about 5 per cent during 2023 because of a revival of the economy to pre-COVID-19 levels, plus a return to strong migration that would refuel demand for property.

House prices are still set to grow faster than wages next year, economists warn. Wages growth and house price rises had made it “extremely difficult” for those who did not already own property to get into the market.

Weekly pay rose by 2.2 per cent nationally over the year to September and Sydney house prices up by more than 30 per cent over the year.

ANZ forecast that house prices would continue to rise – by just over 6 per cent next year – before falling by around 4 per cent in 2023 due to affordability constraints, influx of listings and a rise in mortgage rates.

Westpac senior economist Matthew Hassan believes the Reserve Bank would raise the cash rate by early to mid-2023 by 15 basis points, with other rises expected later in the year.

Sydney clearance rates slipped below 80 per cent for the third week in a row and there was a 32.4 per cent spike in new listings in the past four weeks, Domain figures reveal. More than four in 10 homes in Sydney were selling prior to auction in October.

In the past week alone, there was a two per cent rise in Sydney listings, which is a good sign for buyers.

There is now an expectation growth in prices will slow in the months ahead, due to a significant increase in listings. The typical Sydney home is about $310,000 pricier than it was last year, while units were commanding prices about $100,000 higher, CoreLogic research showed.

Sydney property prices up by 1.5 per cent over October and 28.33 per cent over the year. However, the rate of growth has slowed since the start of the year, as a lack of affordability and more listings hit the market. New listings have surged by 47 per cent since September. 

CoreLogic data showed house values continued to outpace units, as people looked for more space. In Sydney, house values rose 30.4 per cent over the year to October, compared to the 13.6 per cent rise in unit values.

Australian Prudential Regulatory Authority (APRA) is making it a little more difficult for buyers to get finance, but this is not expected to make property prices fall, but gradually slow the growth.

Housing affordability across Sydney has collapsed, with the average household spending more than 45 per cent of it servicing their new mortgage according to an analysis by Moody’s Investors Service. Moody’s expects dwelling prices, which have climbed in Sydney by 1.3 per cent so far this October to continue increasing albeit at a slower pace.

The median house in Sydney is almost $1.5 million, and for that budget you’re not anywhere near the CBD…And Westpac expects property prices to rise 8 per cent during 2022 and finish the year flat, senior economist Matthew Hassan said.

Demand for fully renovated homes has been on the rise in recent months, with Sydney buyers prepared to pay a premium, due to the higher costs of engaging builders and the significant time and stress involved in renovating. More & More buyers are looking for ‘Turnkey’ properties.

The Sydney Real Estate market is officially out of control. Queues of 40-50 people to inspect units on the Lower North Shore that aren’t liveable and houses around Penrith selling immediately after the first open for inspections.

Sydney property prices are overvalued, but there’s little relief in sight for homebuyers as property prices are likely to keep rising unless interest rates go up according to a report from investment bank UBS.

NAB slightly revised up its dwelling price growth forecasts for Sydney to 27.5 per cent for 2021. AMP Capital chief economist Shane Oliver said he did not expect prices to continue to rise at the same boom-time pace and expected a modest price rise of 7 per cent during 2022.

The number of properties failing to sell at auction has risen in Sydney between August & September by 1.9 percentage points from 6.9 per cent to 8.8 per cent, with a sign vendors are getting greedy. “If a property is not selling when there’s lots of competition at auction then it has been priced too high,” said Ray White NSW chief auctioneer Alex Pattaro.

The bank expects property prices to climb 22 per cent this year, up from a forecast of 18 per cent, and has also lifted its outlook for next year from 5 to 8 per cent.

APRA told banks this week that they needed to lift the “servicing floor” interest rate that they use to assess borrowers.

APRA has now lifted that servicing floor rate to 3 per cent. Banks will need to test home buyers at 5.5 per cent and investors at 6.5 per cent.

APRA pointed out they had plenty of options. And they deliberately chose an option that would have a bigger impact on investors over homebuyers. Investors have been targeted.

The maximum you’ll be able to borrow has dropped by about 5 per cent and we have noticed several properties been past in this week with no bids that otherwise would have sold at record prices. It appears the tide has turned in favour of the buyers…

Sydney’s median auction house price is now $2 million, up by more than 30 per cent in the space of a year. Australia’s residential housing stock has gained $1 trillion in value in just five months.

APRA this week announced a tightening of bank lending standards due to the surge in house prices.

Banks must test whether new customers could manage their repayments at an interest rate 3 percentage points higher than the actual rate on the loan. Until now, banks have added 2.5 percentage points – known as a “serviceability buffer” – onto the rate of the loan when assessing a customer.

APRA said it believed its actions would reduce new customers’ borrowing capacity by about 5 per cent, reducing the amount of money buyers can pay for properties. Ultimately, handicapping the buyers and reducing the vendors profits.

The pace of monthly price growth in Sydney continued to slow, with property values rising 1.9 per cent in September. 5.7% for the quarter and 23.6% annually. This is the fastest annual growth in 30 years.

The continued price rises come as financial regulators consider introducing tougher lending standards to curb the growing level of debt. Treasurer Josh Frydenberg has given the green light for them to clamp down on high debt-to-income-ratio loans.

Regulators could introduce a higher serviceability assessment rate – used to assess people’s ability to repay loans if interest rates rise – or limit the proportion of loans that can be issued with a debt-to-income ratio of six or more.

Good news for Property Buyers: The number of homes hitting the market lifted in September – up 15.7 per cent since the recent low point in mid-August.

Will Australian regulators step in to take the heat out of the property sector?

Some analysts have suggested the Australian regulators might lift the cash rate to cool the property market,” Governor Philip Lowe observed last week, however he said “I want to be clear that this is not on our agenda.”

Commonwealth Bank head of Australian economics Gareth Aird said as long as interest rates remained this low, property prices would keep rising, despite the large negative shock the economy is going through.
