Sydney house values this quarter have edged down by 1.3 per cent, but over the past year they are still up by 12 per cent. Unit values fell by 0.7 per cent in the month to be down by 1.6 per cent over the quarter.

Sydney suburbs with the biggest declines in house values are Beaconsfield minus 8.5%, Darlinghurst minus 8.3% and Surry Hills minus 7.8%. Buyer activity has picked up post-election, with many buyers realising now is a good time to upgrade with the change over costs lowering.

SQM Research director Louis Christopher said falls in prices were common in an environment where interest rates were rising and it was likely Sydney prices would continue to dip.

But a “crash” in prices was unlikely due to low unemployment figures. There was also a chance high inflation would prevent a significant price correction.
