Is it a Buyers Market? Housing prices could fall by up to 10 per cent next year, according to HSBC. Email enquiries to agents via realestate.com.au for houses fell 15.9% and units fell 11.6%, however houses remain the dominant type although the unit share of enquiry continues to increase. The widening difference between the price of houses and the price of units is fuelling unit enquiry.
Properties sold via auction in April attracted 11.9 per cent more than the highest pre-auction offer received, down from the 14.8 per cent peak in August last year according to Ray White Group chief economist Nerida Conisbee. Sydney seems to be slowing down a bit quicker than other states, which isn’t surprising as the market has [higher] debt levels, so an interest rate rise is a lot more concerning, Conisbee said.
Sydney auctioneer Michael Garofolo, of Cooley Auctions, said buyer turnout had pulled back as increased supply gave house hunters more choice in recent months. Vendors have realised if we want to sell we have to meet the market, Garofolo said, adding those who set unrealistic reserve prices were having to adjust them mid-auction to sell.
