General:  Fantastic location within walking distance to Bondi Beach. Despite the R3 zoning the house is subject to a Heritage order restricting development. It has the potential to add units to the rear of the block, retaining the front section of the house, subject to a Heritage Impact Statement.

The height limit is 12.5m and 0.9:1 FSR. Consultants would need to be engaged to determine the number of units & size permissible on the site.
