The Sydney property has cooled off after a strong start to the year with clearance rates 10 per cent lower than this time last year. Last Saturday’s clearance rate was 68.3 per cent. Factors including the Federal Election in May, Easter Break & school holidays in April, talk of interest rate rises later this year and the war in Ukraine are concerns for buyers and sellers.
One in 10 homes for sale in February were offering discounts. The average proportion of listings where sellers discounted the price in Sydney jumped from 5.9 per cent in July, during the city’s second major lockdown, to 10.5 per cent in February.
Despite that, the appetite for free standing properties across metropolitan Sydney are continuing to be highly contested at auctions with multiple bidders on every property.
