Result: After interviewing 6 other local buyer's agents, Rodney McLoughlin's client decided he was the best fit to help him securing and investment property in the Eastern Suburbs, due to his connections, local knowledge and 30 years of property development experience.
Rodney's client had a 10 week period to secure an investment property before his loan expired, therefore time was of the essence.
After inspecting around 15 properties, with most having strata levy issues due to poor maintenance or located on main roads, Rodney was notified by one of his connections of a beautiful art deco unit coming on the market that the owner wanted sold ASAP.
The unit was in a small block of six, quiet street, low body corporate fees, that was well funded. It had level access from the street and direct access at the rear to a private garden. Also, it had a renovated 70m2 internal floor plan.
With the vendor keen to off load the unit before auction, the competition was limited and after making two offers the unit was secured within the the first week on the market for a low $12,428 per square meter and a potential yield of approximately 3.3%.
