National asking rents for units dropped further over the September quarter, with asking prices down 4.2 per cent to March, while national house rents have regained last quarter’s falls.

Sydney’s City and East, and Lower North Shore were the hardest hit for housing rental declines, with weekly asking rents falling by $55 and $30. Unit rents experienced similar falls, with Sydney’s City and East, Lower North Shore and Canterbury Bankstown hardest hit.

Elevated rental vacancy rates in Sydney and Melbourne continue to push city rents downwards, particularly in the CBD and inner-ring suburbs close to the CBDs.

House prices have been buffered by government stimulus packages, with the market starting to turn around in some cities.

Property price have already slowed from the start of COVID, dropping just 0.3 per cent in September, the smallest drop since March, according to CoreLogic. Buyers who went quiet during the lockdown have since come out in force to either buy their first home, upgrade or sell out of Sydney for a tree change.

Strong demand has not only put a floor under prices, but has sparked astounding results defying the pandemic-related recession.

BIS Oxford Economics executive chairman Robert Mellor said price declines would be less than first predicted and the investor market would be hit hardest. He said first-home buyers should not wait for price declines of 10 to 15 per cent as they were unlikely to eventuate.

The median home price in Sydney has now been falling for five consecutive months, with the total drop since May at 2.9 per cent. The median remains 10.6 per cent higher than it was a year ago according to CoreLogic.

Listing numbers in September were 22 per cent lower than a year ago, which are supporting property values. A new round of government spending initiatives and stimulus measures expected to be announced on budget night next week could provide a further boost to the housing market.

Parts of the housing market have emerged from the economic shocks of COVID-19 in better shape than they were before the pandemic hit. Prices have surged over the past three months in coastal NSW and some of Sydney’s satellite regions such as the Blue Mountains and Southern Highlands, sales data showed.

The combined capital city preliminary auction clearance rate came in at 72.4 per cent, the highest preliminary clearance rate recorded since early March, according to CoreLogic. There is definitely a FOMO (fear of missing out) at recent auctions, with the average number of bidders rising and quality properties selling well over the reserve.

First Home Buyers: Commonwealth Bank Gareth Aird said the time to save for a deposit would continue to increase, as the banks expected property prices to rise by the middle of 2021. He believed the reason first-home buyers home loans were at a decade high was due to borrowing rates lower than rental yields and it’s more attractive to buy than to pay rent. Furthermore, with lenders in discussions with the government to ease lending restrictions, property prices will more than likely rise quicker than previously forecast.

Westpac has upgraded its short-term home price targets. They are now predicting residential prices to only fall 5 per cent in 2021, instead of 10 per cent and surge 15 per cent over the next 2 years. Sydney’s prices have dipped a moderate 2.6 per cent since the onset of COVID.

Pandemic shifts buyer focus from city to regional areas. There has been strong growth over the past year in the Southern Highlands, where growth was 5.3 per cent, according to CoreLogic.

The opposite is occurring across inner city, With the CBD dropping almost 10 per cent in the last 3 months. Realestate.com.au chief economist Nerida Conisbee said buyers were likely prioritising space after being cooped up at home for much of the pandemic. Increased work from home arrangements may have also encouraged buyers to seek out “lifestyle” locations.

CBA’s head of Australian economics Gareth Aird said most state and territories’ property markets were performing better than expected. Mr Aird said. “In fact, they’ve held up very, very well in some parts of the countries.”

Prices in Sydney’s tightly held eastern suburbs were unchanged for the month, while strong upsizer demand also kept prices flat in the Hills district. The biggest drop for the month was on the northern beaches at 1.5 per cent CoreLogic analyst Eliza Owen said. The Unit-heavy Parramatta region dropped by about 1.1 per cent and Ryde 1.3 per cent over August.

The biggest risk for the market was apartment landlords defaulting on their mortgages due to plunging rents, however with strong support from well capitalised Australian banks, the property market is performing extremely well.

The falls in home prices in Sydney is tapering off, due to relatively strong upsizer activity and fewer homeowners putting their properties up for sale.  The median price of a Sydney dwelling is now about $860,000 – 2.6 per cent lower than it was four months ago but 9.8 per cent higher than a year ago.

Sydney’s median property price declined 2 per cent to $974,83 in the quarter ending June. Outside of the capital prices recorded a marginal increase.

The pandemic has continued to drive city slickers out to regional areas. Property prices across regional NSW have continued their upward trajectory. For example, Bowral’s median house price is up 16% to $1,050,000 year on year. Rental yields in some regional area’s are anywhere between 4 or 4.5 per cent and now people are moving money out of investment funds and using bricks and mortar as their retirement package.

Corelogic research analyst Eliza Owen said record low mortgage rates, home loan repayment deferrals and various demand-side government-issued stimulus packages had combined to reinvigorate buyer sentiment.

High-density areas would be the weakest markets in Sydney, with rents dropping and vacancies rising and many investors forced to sell.

Digital Finance Analytics Martin North said across the city there were just over 20,000 homeowners owing over $1 million on their mortgages.

COVID has been a catalyst for people who had large mortgages but were previously financially comfortable.

The largest debts were in Sydney’s “aspirational” suburbs that typically attracted upper middle-income buyers such as Chiswick, Lane Cove, Wahroonga, Mosman and Maroubra.

Homeowners in premium suburbs such as Bellevue Hill or Vaucluse tended to have lower personal debts and greater equity because they bought more properties outright or through business interests.
