Sydney Housing Shortage: There is a Historic shortage of new homes being built in Sydney, down 30% in three years, which is creating a major supply problem for buyers. Apartment completions have nearly halved from their peak in 2018. Population will increase this year with the opening of international boarders and Sydney Real Estate is expected to keep rising.

The latest prediction is for Sydney Property Prices to rise by 9 per cent this year and fall by around 5 percent next year. Buyers waiting for the market to fall could risk being priced out of the market, once again…

Interest rates are expected to rise later this year to combat inflation and wage growth, however a housing shortage and strong migration will prevent a decline in Sydney Real Estate for quite some time!

With talk of an interest rate rise this year, it is more important than ever to be properly advised when buying real estate. Not all properties increase in value, even in a booming market where house prices were up around 25% for the year and 55% in less than three years, the largest increase in 40 years.

A more sustainable increase of 5-8% is predicted this year for the Sydney real estate market, due to the higher mortgage rates predicted by the end of the year.

In 2021 there were 24 suburbs where home values declined. The majority of these suburbs were around the Parramatta and Canterbury-Bankstown regions.  These areas were popular with newly arrived migrants before the Government closed borders halting migration. Coupled with an oversupply of units, rents dropped and investors found more suitable investments.

Unit prices in Punchbowl where down 19% ($100,000) and Kogarah where down 14% ($113,000)

According to two new reports release by ProTrack interest rate rises and COVID-19 have done little to dampen homebuyer and seller confidence. Around Australia, views per listing in January were 41.9% higher than this time in 2021. In Sydney, New listings were up 18.7% year-on-year in Sydney. Furthermore, New listings in the Eastern suburbs surged 497 per cent over January.

With the gap between houses and units at a record and with the international border finally completely reopening, inquiry for attached dwellings is at its highest level in two years, as buyers look for more affordable options.

This will see demand for inner city rental properties increase, pushing up prices and yields. Rental values in Haymarket and the Rocks have increased by 1.3 per cent over the last quarter.

Welcome back to The Sydney Property Market 2022! The expected spike in new listings has not materialised according to SQM Research, with vendors adopting a wait and see mentality. This could put more upward pressure on prices, with strong buyer numbers at open for inspections.

Sydney’s rental vacancy rates are lower than they were before the pandemic hit, sitting at 1.9 per cent in January, down from 2.7 per cent a year ago. With borders opening to international students and rents on the increase, investors are buying more city apartments.  

Sydney Real Estate prices are tipped to modestly drop in the next twelve months when interest rates rise, but is it possible to pick the top of the market?
