Sydney’s median house value has climbed more than 15 per cent through the first 5 months of the year and1.5 per cent through the first 17 days of June. Therefore, The Reserve Bank is poised to tighten lending standards in the face of soaring property prices.

The Commonwealth Bank has revealed it would increase the interest rate it uses to assess new loan applications, lifting its assessment rate from 5.1 per cent to 5.25 per cent, a move that is likely to pare back the maximum amount some customers can borrow. CBA said the “vast majority” of customers would be unaffected by the change.

The price cap for the First Home Loan Deposit Scheme in Sydney will be increased $100,000 to $800,000 to assist first home buyers in this rapidly raising market.

The Reserve Bank has said it is focused on keeping interest rates low to drive down unemployment and the Australian Bureau of Statistics data shows the average new loan has reached a record $635,300 in NSW.

AMP Capital chief economist Shane Oliver said the rate of house price growth had likely peaked. However, values would still rise, albeit at a slower rate, because lower interest rates and government incentives were still pushing up prices.

OECD said Australian house prices had experienced the fourth largest increase in after-inflation prices across the OECD, up by 120 per cent between 2000 and 2020. It also noted house prices are being pushed up by a lack of supply and restrictive land use laws.

Result:  An & Trung were referred to Rodney McLoughlin of TBAS® Buyers Agents by a previous client and was engaged to provide advice, analysis and negotiations on properties they were considering.

After several weeks, 2 properties had been selected as potential purchases.

Interest Rates: RBA assistant governor Christopher Kent reiterated the bank’s view that inflation and wages growth would not be high enough to justify an interest rate rise until at least 2024. A half percentage point increase on a 30-year, $450,000 mortgage would lift the monthly repayment by $118, or $1416 a year

House Price Forecast: AMP Capital chief economist Shane Oliver said national house prices could rise by as much as 18 per cent by the end of the year and a further 5 per cent next year. House prices could start to fall in 2023, especially if the Reserve Bank of Australia decided to raise interest rates a year earlier than predicted.

First Home Buyer’s v’s Investors: Investor loans were up 2.1% in April and First Home Buyer’s down 1.9%. Investors are determined to buy bricks and mortar rather than leaving money in the bank, collecting dust. Investors often return to the market once prices rise and they can see the potential for capital growth.

Result:  Frustrated from continually been the underbidder at Sydney auctions, Justin & Juliana reached out to Rodney McLoughlin from TBAS® Buyers Agents for guidance after reading his reviews on Google.

Here’s the full story, from the perspective of two first home buyers:

My wife and I had fallen in love with an apartment that was going to auction in one weeks time. We attend an auction the weekend before to learn how the bidding process works so that we could do the bidding ourselves the following weekend. The prices at that auction rose rapidly and many of the 10+ bidders were quickly knocked out. We left the auction feeling intimidated and worried about our ability to bid with confidence at our own auction. This was a Saturday.

I woke up early on Sunday morning still feeling worried about our ability to perform under pressure at our upcoming auction. Sydney house prices jumped another 3.5 per cent last month (up $40,000 in May) to be 11 per cent up over the quarter and the top quartile is up by 12 per cent. 4o experts and economists surveyed, revealed the average house price could rise by 21 per cent in Sydney in 2021. 

This increase would be the highest annual increase for the Sydney property market in recent history, beating the previous record of a 15 per cent rise in 2013.

The imbalance between demand and supply is continuing to create urgency amongst buyers, with properties up for sale about 24 per cent below its long-term average. However, it is expected it to slow eventually because you can’t expect such vigorous price gains without people’s ability to service loans.
