Prestige Real Estate: According to a Knight Frank forecast, Prestige property prices are tipped to keep rising throughout 2021, fuelled by strong demand from local buyers and underpinned by low interest rates, government stimulus and supply demands.

Client Brief: Purchase a 4 bedroom home in a quiet street in north west Sydney for around one million dollars.

 

Result:  Our clients had been looking on & off for more than one year, with no structured plan to ensure they secured a property. Economists have significantly revised house price forecasts from a bearish 10 per cent decline to a 9 per cent lift in 2021, with owner-occupiers, and first home buyers driving the market.
 
In contrast, Investors remained well removed from the 30 per cent-plus levels seen in 2015, making up less than 15 per cent of new loans, according to the ABS’ latest lending figures.  
 
CBA head of Australian economics Gareth Aird has indicated that the unprecedented amount of fiscal stimulus means the housing market is no longer a risk.
 

Sydney’s market is performing well, according to Corelogic’s weekly figures, returning a 76.6 per cent clearance last week.

Record Low Interest Rates: The prospect of extended low rates will prompt investors with cash in the bank earning next to nothing, to consider buying property in the hope of better returns. Sydney gross yields are tracking at record lows — 2.7 per cent for houses and at 3.3 per cent for apartments, according to CoreLogic.

CommSec is forecasting price growth in all capital cities in 2021 except Melbourne. High-rise apartments in major capital cities remain a weak spot, with oversupply forcing some prices down 20 per cent, but BetaShares chief economist David Bassanese said traditional stand-alone homes looked solid, with no sign of forced selling.

Punters counting on a house price correction of around of 15 to 20 per cent in stand-alone properties are starting to be disappointed.

The Reserve Bank of Australia has cut the official interest rate by 0.15 to 0.10 per cent

Real Estate Institute of NSW president and Laing+Simmons managing director Leanne Pilkington said rate cut-induced prices rises could make homes less affordable.

“I think the property market is already seeing a lot of price pressure as a result of a lack of stock,” she said. “This rate cut will potentially exacerbate that. History has shown us that whenever interest rates go down, prices go up.
