The  auction clearance rate last week was 80.4 per cent – indicative of a hot market,  as plummeting stock levels ramped up competition for sales.

We are encountering 4 to 5 active bidders at most auction, with FOMO creeping back into the Sydney house market.

Sydney’s median house prices increased about $13,300, or 1.2 per cent, to $1,154,406 over the September quarter  

Houses on the lower north shore, with the median increasing by $130,000, or 5.2 per cent, to $2.63 million. Annually, prices have risen 12.5 per cent.  

House prices in the inner city and eastern suburbs climbed $120,000 in the space of three months to a record median of $2.55 million – annually they are up a whopping 14.1 per cent.  

The same can not be said about the apartment market, down 5 per cent in the City and East.

Property Bouncing Back: The tougher the lockdown, the quicker the bounce back for the property market, an analysis of listings in cities around the world has shown.

Ms Ciesielski said although there had been an “up-tick” in people buying larger houses in regional areas or on the outskirts of large cities, a Knight Frank Global survey in May showed there was still an appetite for inner-city apartments.

“It’s a temporary pause – there’s going to be a return to the office,” she said. “There will be those who prefer no public transport contact and will take advantage of the walk or cycle to work.”

National asking rents for units dropped further over the September quarter, with asking prices down 4.2 per cent to March, while national house rents have regained last quarter’s falls.

Sydney’s City and East, and Lower North Shore were the hardest hit for housing rental declines, with weekly asking rents falling by $55 and $30. Unit rents experienced similar falls, with Sydney’s City and East, Lower North Shore and Canterbury Bankstown hardest hit.

Elevated rental vacancy rates in Sydney and Melbourne continue to push city rents downwards, particularly in the CBD and inner-ring suburbs close to the CBDs.

House prices have been buffered by government stimulus packages, with the market starting to turn around in some cities.

Client Brief: Purchase a renovated free-standing home around the Earlwood area for under $1,500,000 that is suitable for a young family.

Property price have already slowed from the start of COVID, dropping just 0.3 per cent in September, the smallest drop since March, according to CoreLogic. Buyers who went quiet during the lockdown have since come out in force to either buy their first home, upgrade or sell out of Sydney for a tree change.

Strong demand has not only put a floor under prices, but has sparked astounding results defying the pandemic-related recession.

BIS Oxford Economics executive chairman Robert Mellor said price declines would be less than first predicted and the investor market would be hit hardest. He said first-home buyers should not wait for price declines of 10 to 15 per cent as they were unlikely to eventuate.

The median home price in Sydney has now been falling for five consecutive months, with the total drop since May at 2.9 per cent. The median remains 10.6 per cent higher than it was a year ago according to CoreLogic.

Listing numbers in September were 22 per cent lower than a year ago, which are supporting property values. A new round of government spending initiatives and stimulus measures expected to be announced on budget night next week could provide a further boost to the housing market.

Parts of the housing market have emerged from the economic shocks of COVID-19 in better shape than they were before the pandemic hit. Prices have surged over the past three months in coastal NSW and some of Sydney’s satellite regions such as the Blue Mountains and Southern Highlands, sales data showed.
