The combined capital city preliminary auction clearance rate came in at 72.4 per cent, the highest preliminary clearance rate recorded since early March, according to CoreLogic. There is definitely a FOMO (fear of missing out) at recent auctions, with the average number of bidders rising and quality properties selling well over the reserve.

First Home Buyers: Commonwealth Bank Gareth Aird said the time to save for a deposit would continue to increase, as the banks expected property prices to rise by the middle of 2021. He believed the reason first-home buyers home loans were at a decade high was due to borrowing rates lower than rental yields and it’s more attractive to buy than to pay rent. Furthermore, with lenders in discussions with the government to ease lending restrictions, property prices will more than likely rise quicker than previously forecast.

Client Brief: Purchase a large free-standing 4 bedroom home in the Eastern Suburbs with a pool for around $2,000,000

Result:  Rodney McLoughlin from TBAS® Buyers Agents was engaged to offer independent advice and execute an auction bidding strategy for an on-site auction. 

The auction had 5 registered bidders, but with a strategic first bid we managed to eliminate all but one of the bidders. Our fluent and aggressive bidding strategy eventually prevailed over the remaining bidder, securing the property $28,000 below the vendors reserve.

Our auction bidding strategy was only achievable due to the thorough research conducted prior to auction of comparable properties.

Client Brief: Purchase a large 2 bedroom apartment with a courtyard or balcony for a dog. Also, must have a LUG suitable for a long vehicle.

Result:  After helping identify the perfect property, Rodney McLoughlin from TBAS® Buyers Agents completed extensive due diligence on the property and a comprehensive market analysis to ensure we could purchase the property below market value.

The property was scheduled for auction and with strong results for similar properties going to auction it was our goal to purchase pre-auction. With an in-depth knowledge of the area we were able to calculate a price that was below market value, but high enough to convince the vendors they should sell prior to auction, otherwise  risk losing the perfect buyer.

With everything in order prior to submitting our offer, we were in a position to successfully exchange contracts unconditionally within hours of having our offer accepted, well within our clients budget.

Westpac has upgraded its short-term home price targets. They are now predicting residential prices to only fall 5 per cent in 2021, instead of 10 per cent and surge 15 per cent over the next 2 years. Sydney’s prices have dipped a moderate 2.6 per cent since the onset of COVID.

Pandemic shifts buyer focus from city to regional areas. There has been strong growth over the past year in the Southern Highlands, where growth was 5.3 per cent, according to CoreLogic.

The opposite is occurring across inner city, With the CBD dropping almost 10 per cent in the last 3 months. Realestate.com.au chief economist Nerida Conisbee said buyers were likely prioritising space after being cooped up at home for much of the pandemic. Increased work from home arrangements may have also encouraged buyers to seek out “lifestyle” locations.

CBA’s head of Australian economics Gareth Aird said most state and territories’ property markets were performing better than expected. Mr Aird said. “In fact, they’ve held up very, very well in some parts of the countries.”

Prices in Sydney’s tightly held eastern suburbs were unchanged for the month, while strong upsizer demand also kept prices flat in the Hills district. The biggest drop for the month was on the northern beaches at 1.5 per cent CoreLogic analyst Eliza Owen said. The Unit-heavy Parramatta region dropped by about 1.1 per cent and Ryde 1.3 per cent over August.

The biggest risk for the market was apartment landlords defaulting on their mortgages due to plunging rents, however with strong support from well capitalised Australian banks, the property market is performing extremely well.

The falls in home prices in Sydney is tapering off, due to relatively strong upsizer activity and fewer homeowners putting their properties up for sale.  The median price of a Sydney dwelling is now about $860,000 – 2.6 per cent lower than it was four months ago but 9.8 per cent higher than a year ago.

APAC economist Callam Pickering said, “While a recession is devastating for many, it can often be an opportunity for others to build wealth by buying underpriced assets,” he said. “Higher-income or wealth households, many unaffected by COVID-19, would be licking their lips as property prices fall.”

Houses with backyards have been getting harder to come by across much of Sydney within a 10km radius of the CBD. There is only 100 houses for sale under $1.5m, with the opposite occurring with the inner city apartment market, with supply rising and investor running scared.
